 Job Title:  Building Maintenance Project Coordinator

Reports To:  Manager of Building Maintenance

Department:  Building Maintenance

FLSA Status:     Exempt

RATE:   $ 48,256 – $ 70,616 /yr. 

LOCATION:  EMSC 4747 East 49th Street

Job Summary:

Responsibilities include estimating time, materials, cost, and personnel needs for Building Maintenance projects. Plans, coordinates, and facilitates project completion.  Administers maintenance contracts and procures resources.  Establishes relationships and regularly works with vendors and contractors to complete projects.

Essential Functions:

Collect information regarding the need for projects in order to prioritize, schedule, and allocate resources.  Plan Building Maintenance projects by analyzing requests, estimating material costs and preparing time estimates.

Create graphs and schedules for Building Maintenance projects.  Gather information from technical manuals, blueprints, and operation and maintenance manuals in order to create specifications and bid packages.  Prepare cost, time and material estimates.

Assist in the preparation of the annual Building Maintenance Department budget.

Make planning and design decisions in order to see projects through to completion. Anticipate possible obstacles and prepare solutions.

After thorough evaluation, prioritize projects and plan appropriate District staffing for projects.  Plan and coordinate the maintenance work of various building equipment and structures. Determine the need for, and assist in the procurement of, outside resources.  Identify possible vendors/contractors.

Prepare plans and specifications for review and approval.  Prepare bills of materials and obtain prices for materials, tools, equipment, and contract services. Verify information for accuracy and completeness.

Maintain detailed records and complete routine administration associated with projects.  Use various software including the District’s computerized maintenance management system to track work progress, track contracts, maintain asset records, and order parts and materials. Write reports as necessary.

Establish effective communication with requestors of Building Maintenance services. Provide information and status reports to Manager of Building Maintenance, orally and in writing.

Coordinate the sequence of work to be performed by District employees, outside contractors, tool/equipment/material suppliers, and requesting departments.  Ensure contractors carry out duties according to project guidelines. Assist in the supervision of Building Maintenance personnel and ensure project completion according to established timelines. Assume duties of Manager of Building Maintenance in his/her absence.

Make decisions under time pressure in order to assign work.

Generate solutions for efficient ways to complete daily work and projects. Keep abreast of developments in the field.

Observe safe work practices.

Non-Essential Functions:

Present informal safety training sessions to employees. Perform other duties as assigned.

Minimum Job Requirements:

Education:            Associates degree of applied science in constructionmanagement,

construction technology, procurement and estimating, or related field, or equivalent combination of training and experience.

Experience:         4-6 years in building, construction, and/or industrial trades with progressively responsible experience in project estimation, planning, coordination, implementation, and contract and project management.

Specific Skills:     Proficient in use of MS Office Suite. Project planning and management related to construction or building trades.

Specialized Knowledge, Licenses, etc:     Familiar with Building Maintenance trades and processes.

Valid Ohio Driver License and a driving record in accordance with the District’s insurance carrier.

Working Conditions:

General office environment with up to 40% of time spent working in the field.

Physical Demands:

A majority of time spent sitting with frequent standing, walking, stooping, kneeling and climbing.

Interfaces:

Internal:        Interfaces with District personnel throughout the organization.

External:      Interfaces with vendors, contractors, general public, and other corporations.

The Scholarship requires the following for eligibility

  • Applicant must be a woman at least 17  years old
  • Applicant's permanent residence must be in one of these Ohio counties: Astabula, Cuyahoga, Erie, Geauga, Lake, Lorain, Medina or Trumbull.
  • Applicant must use funds to attend an established, accredited training or educational program and/or for related expenses incurred while attending said program
